How it works
For homeowners

Find out what your roof actually needs.

A local roofer comes out, checks it top to bottom, and shows you photos of what they found. The inspection is free, and so is saying no.

About a minuteNo account, no cardOne roofer, not ten

  • Photos, not a sales pitch. You see what they see.
  • One roofer, not ten. Your number goes to one local company.
  • A written estimate if it needs work. You decide from there.

How it works

Three steps, and the only cost is about an hour of your day.

  1. Tell us about the roof

The form above takes about a minute. No account, no credit card.

  2. A local roofer calls

You pick a time. They'll tell you their company name before anyone shows up.

  3. See what they found

They inspect, show you photos, and if it needs work, give you a written estimate. Yes or no is up to you.

What you get

A plain answer on every part of the roof.

Each spot gets a photo and one of three calls: fine, fix it, or plan for it. You keep the photos either way, so you can get a second opinion if you want one.

What gets checked

Most leaks don't start where the water shows up.

Water runs along the decking before it drips, so the stain on your ceiling is often feet away from the actual problem. A proper inspection covers all five of these.

1 2 3 4 5
  1. 1

    Shingles

Curling, cracking, bald spots where the granules have worn off.

  2. 2

    Flashing

The metal around chimneys, walls and valleys. This is where a lot of leaks begin.

  3. 3

    Pipe boots and vents

The rubber seals around pipes dry out and crack long before the shingles do.

  4. 4

    Gutters and drip edge

Shingle grit piling up in the gutters means the roof is wearing down.

  5. 5

    The attic

Damp or dark decking, daylight showing through, and how well the space breathes.

Repair or replace

Plenty of roofs don't need replacing.

Most people who see a leak assume they need a whole new roof. A lot of the time it's a cracked pipe boot or a lifted piece of flashing, which is a small repair.

That's the point of the inspection: you find out which one you have, with photos, before anyone quotes you a number.

If it is time for a new roof, you'll know why, and you'll have it in writing.

Find out which one you have

Signs a roof is near the end

  • Asphalt shingles past about 20 years
  • Shingles curling at the edges or cupping in the middle
  • Grit in the gutters or at the bottom of downspouts
  • A roofline that sags or dips
  • Leaks in more than one spot

Thinking about solar? Sort out the roof first.

Panels stay up for decades. If the roof under them wears out first, they have to come off and go back on before it can be replaced, and you pay for that. Say yes to solar in the form and we'll cover both.

Questions

Before you book

Is the inspection really free?

Yes. If the roof needs work, you get a written estimate. You can say no and owe nothing.

Who actually comes out?

A local roofing company we work with. They'll give you their company name when they call, before anyone comes to the house.

Am I going to get a pile of calls?

No. Your details go to one roofing company, not a list of contractors bidding for the job. If you said yes to solar, one solar installer as well.

What if it's storm damage?

The roofer will photograph the damage so you have a record to give your insurance company. Whether a claim is covered is between you and your insurer, and nobody should promise you it will be.

Do I need to be home?

For the first visit, it helps. They may want to look in the attic, and they can walk you through the photos on the spot.

Who is RooFinder?

We connect homeowners with local roofers. We don't do the roof work ourselves, and the roofing company pays us a referral fee if you hire them. You deal with the roofer directly and pay them, not us.

Know what you're dealing with before anyone quotes you.

It takes about a minute to ask.
